She didn’t want a one-night stand. He couldn’t promise more than a ten-day fling. Sometimes compromise is all you need.

Zack Weller is timely, orderly, and meticulous. Too bad his seven-year-old, twin sons are hellions. With his divorce final, a two-week vacation beckons him to his best friend’s cottage. Unfortunately, he can’t help the magnetic pull of memories from the house next door—the one that was once his childhood home—or fight the force of nature in the naked woman sunbathing in that backyard.

River Nagle is a free spirit. She understands the trials and tribulations some people face and offers the compassion to deal with them head on. When she inherits a lakeside home, she takes the blessing for what it’s worth: a gift and a new beginning. Until one day two little boys make themselves at home in the tree fort in her backyard and she meets their hot, growly dad who steals her wine, her time, and her heart.

Newly divorced, single father grump meets a ray of sunshine, next-door neighbor in this small town, second chance romance where learning to love over 40 works with the right teacher.

3.5 Heart Review by Ashley

Even after L.B. Dunbar hurt my chest in the first book of the series, I was excited to get back to Lakeside Cottage and really get to know the rest of the crew.

Zack, the single father with more on his plate than he knows how to handle, was a hard nut to crack. And it took me a bit to warm up to him. Floundering on how to handle his divorce, his boys and the loss of his best friend. And really trying to get a read on River. Ohhhh I liked that woman. She was a bit wild but unapologetically herself. She knew what she would and wouldn't stand for and being Zack's fling wasn't on the list.

If only Zack had gotten that memo. He was drawn to her in a way he couldn't name. She stirred feelings in him he didn't know he could have. Eased the anxiety that just being back in Lakeside stirred in him. But it was River's tender touch with the boys that really sealed the deal.
However, time wasn't on their side. It was running out from the moment they met. And when it was time to go...no one was the same.

A tree house, a buried treasure and a second-chance to get it right...Both River and Zack grew a lot in the short time they had together They learned about each other but also themselves. From start to finish, Learning at 40, was full of emotion, steam, sacrifice and possibility. Because at the end of the day, love is the one thing that is worth the risk. And that ending that brought everything full circle...chefs kiss.

About the Author

I’ve been accused of having an over-active imagination. To my benefit, this imagination has created over twenty novels, including the creation of a small-town world (Sensations Collection), rock star mayhem (Legendary Rock Star series), MMA chaos (Paradise Stories), rom-com for the over forty (The Sex Education of M.E.), and a suspenseful island for redemption (The Island Duet). My alter ego, elda lore, creates magical romance through mythological retellings (Modern Descendants). My life revolves around a deep love of reading about fairy tales, medieval knights, regency debauchery, and strong alpha males. I love a deep belly laugh, a strong hug, and an occasional margarita. My other loves include being mother to four grown children and wife to the one and only.
