From New York Times Bestselling Author, Penelope Ward, comes a new standalone novel.

Sharing a summer house with a hot-as-hell roommate should be a dream come true, right?

Not when it’s Justin…the only person I’d ever loved…who now hates me.

When my grandmother died and left me half of the house on Aquidneck Island, there was a catch: the other half would go to the boy she helped raise.

The same boy who turned into the teenager whose heart I broke years ago.

The same teenager who’s now a man with a hard body and a hardass personality to match.

I hadn’t seen him in years, and now we’re living together because neither one of us is willing to give up the house.

The worst part? He didn’t come alone.

I’d soon realize there’s a thin line between love and hate. I could see through that smug smile. Beneath it all…the boy is still there. So is our connection.

The problem is…now that I can’t have Justin, I’ve never wanted him more.

Author's note – RoomHate is a full-length standalone novel. Due to strong language and sexual content, this book is not intended for readers under the age of 18.

Oh Penelope Ward you always, always make me a happy girl with your phenomenal books.  When I hear you are coming out with a new book, I always drop what I'm reading just to read yours next!

I was entranced with this beautiful love/hate story between two love lost friends.  I think this is one of my favorite genre's to read and I never tire of reading.

Justin and Amelia were best friends as children but once they became teenagers, Amelia took off with a trace and Justin was left heartbroken.  He never got to tell Amelia how he really felt about her so he started feeling resentment towards her that turned into hate.  He just couldn't believe why Amelia would just up and leave leaving him all high and dry.

So as years pass and Amelia's grandmother passes away and leaves the house 50/50 to Justin and Amelia they both have to share.  They never thought that they would end up sharing the house at the same time.  Justin shows up with his girlfriend and they all just have to get along.  Amelia tries to be civil and apologizes to Justin but he won't hear of it.  In his eyes, he hates her period.

But it seems like Amelia has taken a liking towards Justin's girlfriend and vice versa.  But as time passes and they have to co-habitat, Justin just keeps being snide and rude with Amelia.  But it seems like he's starting to soften up as their time is almost up at the house.  They have decided to try and not share the house at the same time next year but Amelia has officially moved in once she decides to leave her job and permanently live at shared house but she doesn't know how Justin is going to take it.

I do honestly wish that Justin would have broken up with his girlfriend sooner than what he did, but it's not easy breaking up with someone you've been with for a long time just because your old feelings for your best friend have resurfaced.  It's hard to do.

I loved the fact that even though it took Justin a while to get over his hate towards Amelia, he was slowly starting to let those mean feelings leave him and start treating Amelia like he should, with respect and love.

I have to say that I overall loved the story and I absolutely loved Justin.  It's not easy to get over your hurt pride and I see why Justin couldn't let it go at the beginning.  But overall, this book was fantastic to me.  I enjoyed every bit of it as I have with every single book from this author.

Ms. Penelope Ward is one of my top five authors to always, ALWAYS read no matter what!  I always get super excited when I know she's coming out with a new book and am over eager to get my hands on them.

5 star rating for me <3
